Local Authorities Fire Damper Inspections
Local authorities who own or manage any buildings are legally responsible to carry out fire risk assessments on their buildings. This requirement is stated under the Regulatory Reform Order 2005.
Ventilation duct cleaning
It is important that ventilation systems in social housing, especially flats, are cleaned regularly. The ventilation ductwork can act as a route for fire and smoke to travel through the building. Cleaning these ventilation systems can reduce the risk of fire and the risk of mould growing in properties that aren't well ventilated.
Kitchen extract cleaning
Kitchens in flats will accumulate oil, grease and fat inside the kitchen extract ductwork. These deposits can increase the fire risk in the property with you are legally obliged to control.
If your care home has a kitchen then you will need to organise for the extract ductwork to be cleaned so that you comply with the TR19 standard.
If you do not comply with this standard it could be seen as legal negligence.
